Fernyford Barn is a stone built building with accommodation over two floors. It is a former farm building at Big Fernyford Farm and was converted into living accommodation in 2011. Big Fernyford Farm is an upland beef and sheep farm (situated at 1,000 feet above sea level), 2 miles from the village of Warslow and 4 miles from the village of Longnor. The Barn is situated at the west end of the farmyard adjacent to the main farmhouse and farm buildings. There is an open plan lounge and dining area and a kitchen on the ground floor and Bedrooms 1 and 2 and a bathroom on the first floor, with access to the first floor via an “L” shaped oak staircase.

Central heating and hot water in the Barn is provided by a ground source heat pump.

The Barn is supplied with water from the borehole and it satisfies the microbiological and chemical requirements.

Pre-Arrival

Bookings and enquiries can be made by telephone or email.

The nearest train stations are Buxton (10 miles), Macclesfield (12 miles) or Stoke-on-Trent (15 miles).

The nearest coach stations are at Leek (7 miles) and Buxton (10 miles).

Arrival and Car Parking Facilities

The farm is situated 0.5 miles from Shawfields Road and is reached via a gravel farm track with a cattle grid roughly half way down.

The farmyard has an uneven gravel surface and slopes from west to east – the Barn is situated at the west end of the yard i.e. at top end of the slope.

Car parking for up to 4 cars is available in the farmyard directly outside the front of the Barn.

The owners will welcome guests on the day of the arrival.

Access from the car parking gravelled area to the front door of the Barn is over uneven cobbles which slope up to the front door.

Main entrance

The main entrance to the Barn is at the front via a plate glass door (84cm wide x 220cm high) which leads into an open plan lounge and dining area.

The door is hinged on the right.

The keyhole is at a height of 90cm.

There is a doormat outside the front door.

The front door opens inwards into the open plan dining/living room area.

Secondary entrance

The secondary entrance to the Barn is also on the front (at the far left of the front elevation) and is via a plate glass door (76cm wide x 193cm high).

The door is hinged on the left and opens inwards into the kitchen.

The keyhole is at a height of 90cm.

There is a cast iron doormat outside the door.

The door opens directly onto a step – step down 10cm into the kitchen.

Downstairs

The natural stone floor which covers all the ground floor is slightly uneven.

Oak skirting boards.

Walls in cream or green colours.

Dining area

There is a light switch on the left hand side of the main door which is for the dining area and the outside lights. The outside lamp switches on automatically via an infra-red control when the switch is on.

The moveable oak dining table is 90cm wide x 140cm long and 77 high (61cm from the floor to the lowest point of the table).

There are 4 oak dining chairs with padded seats and no arms.

Lounge area

The lounge area is to the right hand of the main entrance door.

Between dining and lounge area there is a low oak beam at 195cm.

The lounge area is lit by ceiling and wall lights and there is also a standing lamp and a desk lamp.

On the coffee table there is 'Welcome Pack' which has all the details about the Barn in it.

The lounge area has a moveable leather 3-seater sofa and a leather chair, both armed.

The TV, DVD and a CD/radio player have remote controls which can be found on the coffee table.

In the lounge there is an electric stove (to operate this use the switch on the wall, to the right of the fire place).

Kitchen area

The kitchen area is to the left hand of the main entrance door.

The door opening is 76cm x 198cm.

The fire blanket is at 154 cm high to the right of the kitchen doorway, on the kitchen cupboard.

To the right of the door is the 'U' shaped kitchen.

The work surface is 93 cm high and 60 cm deep.

Sink is 90cm high with cupboards underneath.

Ceramic hob is at 93 cm high. Above the hob is an extractor unit.

The electric oven is under the worktop.

Microwave oven, kettle, coffee maker machine and toaster are on the worktop.

The fridge is under the work surface.

There is a standard size washer dryer, which is front loading.

Crockery, glasses and cooking equipment is provided in the cupboards above and below the work surfaces.

There is at least 150cm free space between all furniture and worktops.

The kitchen has ceiling spotlights and under counter lighting.

Staircase

The 'L' shaped open plan oak staircase leads from the dining area.

The staircase has 12 steps with the handrail at 90cm above the treads.

The lowest head clearance on the stairs is 206cm.

The staircase and upstairs landing area are lit by ceiling spotlights.

Upstairs

The landing upstairs is 97cm wide in the narrowest point.

Sloping ceilings.

The oak flooring with skirting boards on the whole area upstairs except bathroom.

Walls in cream and green colours.

Bedroom 1

Door 72 cm wide x 193 cm high - hinged on the right.

Moveable cream colour, cotton and mixed fibre runner.

There is a king-size bed 5ft wide, plus a memory foam bed topper. Bed height 52cm from the floor to the top of the mattress.

All bedding is 100% cotton with microfibre pillows and quilt.

The space to the left of the bed is 100cm wide.

The space to the right of the bed is 55cm in the narrowest point.

Bed is movable if more space is required to one side.

The ceiling spotlights have a switch at the door.

There are two separate reading lamps available by each side of the bed and there is a desk lamp on the dressing table.

Bedroom 2

Door 72cm wide x 196cm high - hinged on the right.

2 moveable natural colour, cotton and mixed fibre runners (one by each bed).

There are two single 3ft beds with mattresses (52cm high from the floor to the top of the mattress).

Each bed has one side against the wall. The space between the beds is 240cm.

All bedding is 100% cotton with microfibre pillows and quilt.

The ceiling spotlights have a switch at the door.

There are 2 separate reading lamps available by the side of the beds.

Bathroom

Be aware of the sloping ceiling.

Door 70 cm wide by 193 cm high – hinged on the left.

Toilet seat height is 40 cm. Toilet roll holder on the left hand side.

Space to left of toilet is 23cm, space to the right – 90cm.

Sink height is 83cm. There is an under sink cupboard.

There is an electric shaver point to the left of the mirror.

The main spot lights have a switch at the door and a pull switch for the shower area above the sink on the right and a pull switch for the light above the mirror.

Walking-in shower with two showers combined – a large fixed one (the height from the floor is 195cm) and a smaller adjustable one. There are three controls situated vertically: the top one operates the large shower; middle one controls the water temperature; and the lower control is for the small shower.

No bath. An infant bath tub is available on request.

The room has a wall mounted heated towel rail.

The flooring is sand-coloured tiles and sand-coloured non-slip tiles in the shower area.

There is under floor heating in the bathroom, the controller is at the door.

Outdoor Facilities

There is an enclosed patio to the rear of the Barn.

There is one step to the patio 12 cm high.

The patio is built of paving stones and is a slightly uneven surface.

Patio furniture (cast aluminium table with 6 chairs and a wooden swinging bench) and a gas BBQ are available for guests to use.

There is a switch located just inside the kitchen door (on the right from outside) for the outside patio lights.

Outside, to the rear, there is a switch for the in-built wall lights in the patio area, along with an outside socket.

There are 7 steps from the patio into grassy area with swings and a tree house.

Additional Information

There is no land-line telephone in Fernyford Barn. Mobile phone coverage is variable, but we get a good Orange signal and other mobile networks are usable not far from the Barn. You can use the phone in the farmhouse should it be necessary.

There is wireless Internet in the Barn.

The nearest payphones are outside Longnor Post Office and at the T-junction in Newtown.

There are smoke alarms on the ground and on the first floor and a heat alarm in the kitchen.

Please inform on arrival of individual requirements in case of evacuation. Please let us know if you are unlikely to hear the fire alarm.

In case of fire call 999 and vacate immediately using either door or any window and assemble at the bottom of the yard away from the buildings.

No smoking is allowed in the Fernyford Barn.
